You have a repair addendum with fourteen items on it and a closing date. We walk the house, price the list as a licensed contractor, and give you a written number both sides can negotiate against instead of three contractors' guesses that never arrive.

Repairs required to close

Lender-required work, appraiser call-outs, and buyer-requested items with a deadline attached. We schedule around the closing date rather than around our own convenience, because we understand what a delay costs your client.

Pre-listing repairs

The work that decides whether a house shows well or sits: roof, flooring, paint, decks, baths and kitchens. We can tell you which items will actually return money on the list price in that neighbourhood and which ones will not.

Condition problems that block financing

Active leaks, exposed wiring, missing handrails, peeling paint on older homes, foundation and structural flags. These are the items that stop an FHA or VA loan and turn a pending file into a dead one.

Direct purchase when repairing is not practical

Sometimes the honest answer is that the house should not be listed in its current state and the seller has neither the money nor the appetite to fix it. We will make a written cash offer, and if your client takes it we will pay your commission on our purchase.

Yes. If you bring us the property, we pay your commission on our purchase. You are not choosing between helping your client and getting paid.
Will you try to take my client?
No. If the house should be listed, we say so, and it stays your listing. We would rather be the contractor you call for the next twenty files than win one deal.
How fast can you get a repair estimate back?

Can you work directly with a title company on a closing?
